ALL REQUESTS AND RESERVATIONS ARE SUBJECT TO FINAL APPROVAL BY LODGEWELL (LW) UPON VERIFYING DATES, NUMBER OF GUESTS, PETS, APPLICABLE RATES, AND/OR SPECIAL EVENT REQUIREMENTS

1. RATES
Rates are based on exact dates, number of guests, pets, applicable rates, special event requirements, and/or holidays. Rates are subject to change without notice until the reservation is confirmed.

2. MAXIMUM OCCUPANCY
The maximum number of occupants of the house cannot be exceeded at any time. Any guest that is not on the reservation, whether overnight or temporary visitors, are strictly prohibited and are considered an Unauthorized Guest. Having Unauthorized Guests is a breach of the contract, even if the total number of guests is below the maximum occupancy. All guests are the sole responsibility of the renter. Events, parties, and gatherings of any kind are strictly prohibited and will result an immediate eviction without refund. 

3. MINIMUM STAY
This home has a 1-night minimum during the week, 2 night minimum over the weekends, and a 3-5 nights minimum for Special Events. Lodgewell (LW) reserves the right to review reservations for a weekend and Special Event requirements. Shorter stays may be approved in writing.

4. GUEST QUALIFICATIONS
Must be 25 years of age and provide a copy of a government photo ID. Exceptions may be approved in writing, please email stay@lodgewell.co if you are under 25.

5. CHECK-IN TIME IS AFTER 3 PM (CST) AND CHECK-OUT IS BY 11 AM (CST)
Please email us or text 512-522-TRIP (8747) for pre-approval of any arrivals or departures outside of these standard hours.

6. HOME ACCESS
You will receive specific arrival instructions and door code(s) via email to you 24-48 hours prior to arrival.

7. NO PARTIES/EVENTS ALLOWED
Special occasions and events are not permissible under this rental agreement. Special Events, parties or public gatherings of any kind will need to be approved separately and conditions detailed under a separate Special Event Addendum and fee. If it is discovered that a reservation was made using false or misleading information, the reservation will be subject to immediate termination with eviction of all occupants with complete forfeiture of security deposit and rental fee. Should any damage occur to the property, Guest will be responsible for all repairs or replacement necessary to bring the property back to its original condition.

8. NO SMOKING ALLOWED
This is a nonsmoking property. Any evidence of smoking either inside the home or on the property (odor, ashes, cigarette butts, etc.) is a minimum $300 fee.

9. PET POLICY
Not all our homes are pet friendly. If our home is pet friendly, we accept 1 or 2 dogs depending on the house. A pet fee of $25 per pet, per night. All pets must be approved in writing in advance. If you plan on bringing your pet(s) with you, please email us to confirm this home is pet-friendly and receive an applicable pet agreement.
  • Heavy-shedding dogs and dogs under one year of age are not allowed.
  • Dogs must be groomed close to the check-in date, including nails trimmed, and must be up to date on medications, flea prevention, etc.
  • Pets must stay off of the furniture, beds, and linens.
  • Dogs must not bark excessively.
  • You must clean all dog waste in the yard - daily.
  • The Pet owner will be responsible for any damage to the property caused by the pet.
10. DAMAGE DEPOSIT
An Authorized Hold will be placed on the credit card on file during your stay. This hold is released in full within (14) days of departure, if:
No damage is done to the property or its contents, beyond normal wear and tear.
  • Check-out instructions emailed the night before departure is followed. Basically, leave our home tidy before you go.
  • No linens are lost or damaged. Makeup and/or stains that do not clean with regular washing and/or bleaching result in a replacement charge.
  • No items are missing from the home.
  • The guest(s) is not evicted by the owner (or representative of the owner) or local law enforcement.
  • Any issue, problem, or concern with our property was reported immediately.
11. PAYMENT
An advance payment equal to fifty percent (50%) of the rental rate is required to confirm your dates.

13. DISTURBANCE GUIDELINES
Guest(s) will be required to vacate the premises and forfeit all payments for any of the following:
Exceeding maximum occupancy.
Conducting any illegal activity at the home.
Causing willful damage to the premises rented or neighboring properties.
Any other acts which interfere with neighbors’ right to quiet enjoyment of their property.
Creating noise audible outside the home after 10 P.M. or before 8 A.M.
Police called to the property for any reason relating to the Guest or guest’s behavior or actions.
Move any furniture around the house. Guests are not allowed to move furniture under any circumstances.

14. CLEANING FEE
Basic cleaning upon departure is included in the reservation. For long-term bookings (+30 days) there will be a mandatory full clean of the house with replenishment of supplies provided which is included in the rental rate. This will occur every two weeks. Additional housekeeping during your stay is an additional fee. Email us to schedule.
Do not put any tape or adhesive of any kind on walls (an additional fee will be charged).
Do not use any confetti/glitter or small pieces of anything (an additional fee will be charged).
Do not leave any decorations behind (an additional fee will be charged).

16. PACKAGES & DELIVERIES
Unlike traditional hotels, Lodgewell does not have a staffed front desk, so there is no guarantee of someone receiving a package on your behalf. Instead, we recommend using a pickup location provided by local mail carriers. Shipping to a FedEx Ship Center is the best option for your package to be safely received, secured, and held for you. Lodgewell is not liable for lost or stolen packages and deliveries.

17. SPECIAL PROVISIONS

18. WRITTEN EXCEPTIONS
Any exceptions to our policies must be approved in writing in advance.

19. STORM POLICY/ FLIGHT CANCELLATIONS / INCONVENIENCES
No refunds will be given. LW highly recommends you purchase travel insurance. See the "Travel Insurance" paragraph of this contract. The homeowner nor LW will not assume liability for any inconvenience arising from any temporary defects or stoppage in utilities (water, gas, electricity, plumbing, etc.) or for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. There are no expressed or implied warranties with regard to uninterrupted or continuous cable, internet, elevator services, and/or any amenity offered during the term of this Reservation Agreement. All reasonable efforts will be made to repair or re-establish these services/amenities in a timely manner, but the Guest agrees that LW nor Owner will be under no obligation to provide any compensation with respect to any loss of such services. exceptions to our policies must be approved in writing in advance.

20. TRAVEL INSURANCE
We highly recommend you purchase travel insurance - www.insuremytrip.com offers several options.

21. UNFORESEEN CIRCUMSTANCES
If this home becomes unavailable for your reserved dates, LW will make all reasonable efforts to relocate to a similar home. If a comparable home cannot be provided, the monies received by LW will be refunded in full. LW DOES NOT cancel an existing reservation to accept a “better booking”.

22. LIABILITY/INDEMNITY
Neither LW nor the Owner, nor our respective employees, agents, and affiliates, will be liable to you or any of your guests for injury, damage, or loss to person or property caused by the criminal conduct of other persons, including without limitation: theft, burglary, assault, vandalism, or other crimes, or your personal conflict with your roommates and/or neighbors. EXCEPT FOR LIABILITY ARISING UNDER APPLICABLE LAW, YOU, ON BEHALF OF YOURSELF, YOUR OCCUPANTS, YOUR INVITEES, AND YOUR GUESTS, RELEASE the US, THE OWNER, AND OUR AGENTS AND OUR RESPECTIVE SUCCESSORS AND ASSIGNS AND OUR AND THEIR RESPECTIVE EMPLOYEES, OFFICERS, DIRECTORS, AND AFFILIATES (collectively the “Released Parties”) FROM ANY AND ALL CLAIMS AND /OR DAMAGES (i) FOR LOSS OR THEFT OR YOUR OR YOUR GUEST’S PERSONAL PROPERTY, AND/OR (ii) WHICH MAY ARISE OUT OF ANY ACCIDENTS OR INJURIES TO YOU, MEMBERS OF YOUR FAMILY OR YOUR GUESTS, IN OR ABOUT THE PREMISES OR, THE HOUSE. YOU ASSUME FOR YOURSELF AND ALL MEMBERS OF YOUR FAMILY AND YOUR GUESTS, ANY AND ALL RISKS FROM ANY ACCIDENTS IN CONNECTION WITH THE USE OF THE PREMISES, HOUSE, THE COMMON AREAS, COMMUNITY, OR THE HOUSE COMMUNITY’S RECREATIONAL FACILITIES OR OTHER AMENITIES, IT BEING UNDERSTOOD THAT ALL SUCH FACILITIES AND AMENITIES ARE GRATUITOUSLY SUPPLIED FOR YOUR USE AND AT THE USER’S SOLE RISK. YOU HEREBY INDEMNIFY THE OWNER, OWNER’S AGENTS, AND EACH OF THE RELEASED PARTIES FROM AND AGAINST ANY AND ALL CLAIMS, LIABILITIES, ACTIONS, COSTS, AND DAMAGES THAT WE OR ANY OF THEM MAY SUFFER OR INCUR AS A RESULT OF YOUR NEGLIGENCE, WILLFUL MISCONDUCT, AND /OR VIOLATION OF THIS RESERVATION AGREEMENT. If you file suit against us and we win with no fault, you will pay all of our legal fees.
23. AGREEMENT

SMOKING: This is a nonsmoking property. Any evidence of smoking either inside the home or on the property (odor, ashes, cigarette butts, etc.) will result in a minimum charge of three hundred dollars ($300) fee.

STORM POLICY/ FLIGHT CANCELLATIONS / INCONVENIENCES / SPECIAL EVENT: No refunds will be given. Lodgewell nor the Owner will not assume liability for any inconvenience arising from any temporary defects or stoppage in utilities (water, gas, electricity, plumbing, etc.) or for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control or changes and/ or cancellations to Special Events. We highly recommend you purchase travel insurance.

Creating noise audible outside the home after 10 P.M. or before 8 A.M.
Police called to the property for any reason relating to the Guest or guest’s behavior or actions.
Move any furniture around the house. Guests are not allowed to move furniture under any circumstances.

14. CLEANING FEE
Basic cleaning upon departure is included in the reservation. For long-term bookings (+30 days) there will be a mandatory full clean of the house with replenishment of supplies provided which is included in the rental rate. This will occur every two weeks. Additional housekeeping during your stay is an additional fee. Email us to schedule.
Do not put any tape or adhesive of any kind on walls (an additional fee will be charged).
Do not use any confetti/glitter or small pieces of anything (an additional fee will be charged).
Do not leave any decorations behind (an additional fee will be charged).

16. PACKAGES & DELIVERIES
Unlike traditional hotels, Lodgewell does not have a staffed front desk, so there is no guarantee of someone receiving a package on your behalf. Instead, we recommend using a pickup location provided by local mail carriers. Shipping to a FedEx Ship Center is the best option for your package to be safely received, secured, and held for you. Lodgewell is not liable for lost or stolen packages and deliveries.

Any exceptions to our policies must be approved in writing in advance.

19. STORM POLICY/ FLIGHT CANCELLATIONS / INCONVENIENCES
No refunds will be given. LW highly recommends you purchase travel insurance. See the "Travel Insurance" paragraph of this contract. The homeowner nor LW will not assume liability for any inconvenience arising from any temporary defects or stoppage in utilities (water, gas, electricity, plumbing, etc.) or for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. There are no expressed or implied warranties with regard to uninterrupted or continuous cable, internet, elevator services, and/or any amenity offered during the term of this Reservation Agreement. All reasonable efforts will be made to repair or re-establish these services/amenities in a timely manner, but the Guest agrees that LW nor Owner will be under no obligation to provide any compensation with respect to any loss of such services. exceptions to our policies must be approved in writing in advance.

20. TRAVEL INSURANCE
We highly recommend you purchase travel insurance - www.insuremytrip.com offers several options.

21. UNFORESEEN CIRCUMSTANCES
If this home becomes unavailable for your reserved dates, LW will make all reasonable efforts to relocate to a similar home. If a comparable home cannot be provided, the monies received by LW will be refunded in full. LW DOES NOT cancel an existing reservation to accept a “better booking”.

22. LIABILITY/INDEMNITY
Neither LW nor the Owner, nor our respective employees, agents, and affiliates, will be liable to you or any of your guests for injury, damage, or loss to person or property caused by the criminal conduct of other persons, including without limitation: theft, burglary, assault, vandalism, or other crimes, or your personal conflict with your roommates and/or neighbors. EXCEPT FOR LIABILITY ARISING UNDER APPLICABLE LAW, YOU, ON BEHALF OF YOURSELF, YOUR OCCUPANTS, YOUR INVITEES, AND YOUR GUESTS, RELEASE the US, THE OWNER, AND OUR AGENTS AND OUR RESPECTIVE SUCCESSORS AND ASSIGNS AND OUR AND THEIR RESPECTIVE EMPLOYEES, OFFICERS, DIRECTORS, AND AFFILIATES (collectively the “Released Parties”) FROM ANY AND ALL CLAIMS AND /OR DAMAGES (i) FOR LOSS OR THEFT OR YOUR OR YOUR GUEST’S PERSONAL PROPERTY, AND/OR (ii) WHICH MAY ARISE OUT OF ANY ACCIDENTS OR INJURIES TO YOU, MEMBERS OF YOUR FAMILY OR YOUR GUESTS, IN OR ABOUT THE PREMISES OR, THE HOUSE. YOU ASSUME FOR YOURSELF AND ALL MEMBERS OF YOUR FAMILY AND YOUR GUESTS, ANY AND ALL RISKS FROM ANY ACCIDENTS IN CONNECTION WITH THE USE OF THE PREMISES, HOUSE, THE COMMON AREAS, COMMUNITY, OR THE HOUSE COMMUNITY’S RECREATIONAL FACILITIES OR OTHER AMENITIES, IT BEING UNDERSTOOD THAT ALL SUCH FACILITIES AND AMENITIES ARE GRATUITOUSLY SUPPLIED FOR YOUR USE AND AT THE USER’S SOLE RISK. YOU HEREBY INDEMNIFY THE OWNER, OWNER’S AGENTS, AND EACH OF THE RELEASED PARTIES FROM AND AGAINST ANY AND ALL CLAIMS, LIABILITIES, ACTIONS, COSTS, AND DAMAGES THAT WE OR ANY OF THEM MAY SUFFER OR INCUR AS A RESULT OF YOUR NEGLIGENCE, WILLFUL MISCONDUCT, AND /OR VIOLATION OF THIS RESERVATION AGREEMENT. If you file suit against us and we win with no fault, you will pay all of our legal fees.
23. AGREEMENT

By Accepting Online, I agree to all terms and conditions of this agreement. I agree that all monies are non-refundable per the cancellation policy above. I have read my rights to purchase travel insurance.
